Jiu Jitsu->Submission Fighting->Sambo
Pit Fighting->Kung Fu->Boxing
Sumo->Karate

Im sorry I don't understand your chart what must I do to unlock the boxing gym?

In story mode, you must finish a fighter's training (3rd year) in pit fighting. This unlocks kung fu. Then you must do the same with Kung fu. This unlocks boxing. If you save at the end of the second year, you can just do the third year with every school, and unlock all the gyms in the game. The above post illustrates which gyms unlock other gyms.
My best combination is 1st year boxer, 2nd year ninjitsu or sambo, 3rd year kickboxing. This creates a solid striker (R, R, L (stun), R) combo can be learned as a first year boxer-brutal) with decent grappling skills, and a submission/grappling reversal from about every possible position (rival stun=guillotine, kick catch=flying ankle hold, mount top=reverse armbar, mount bottom=scissor tkdown reversal(not a submission), guard top=ankle hold, guard bottom=grappling punch(not a sub, but instant ko when opponent is exhausted from g'n'p), backmount top=sleeper hold, back mount bottom=left punch catch shoulder lock, side mount=keylock).

Thanks alot I just made a solid 3 year boxer and he is pretty good.

I've beaten champion and legend mode with my character, and my best record in arcade mode in 30 straight wins. I have all the regular characters unlocked, and only Dana White and Lorenzo Fertita left to unlock.
There is a pro wrestler/strret thug called "Mask" who is a pain in the ass to beat because he can do several different standing subs, and you have to defend the right one or be submitted.

I am not good at this game so I will try this secrets and hopefully get use to the controls and combos to set up submissions and try not to get KO'ed or sub'ed by the CPUm in the process....lol
